Secure Financing
- Use modular home–friendly lenders (conventional, FHA, VA, or construction-to-permanent loans). - Loan typically includes: - House modules - Delivery - Foundation/site work - Utility hookups - Finishing work

Permitting & Site Preparation
- Contractor pulls building permits (If we are not doing this turn-key) - Site is prepared: grading, utilities, driveway, and foundation (crawl space, basement, or slab). - Can take 4–8 weeks depending on weather and local rules.
STep 5
Factory Construction of Modules
- Once in production factory receives another 50% deposit. - Takes 4–8 weeks in a climate-controlled factory. - Modules include all finishes – ready to “Plug and Play”.
STep 6
Delivery & Set on Foundation
- Once home is ready to ship, Factory receives another 20% deposit. - Modules are delivered by truck. - Crane sets them on the foundation in 1–3 days. - Modules are secured, weatherproofed, and sealed.
- Local inspectors review to confirm code compliance. - Once passed, you receive Certificate of Occupancy (CO).

Move In
- Final walkthrough with builder. - Close financing (last 10%). - Move into your new home!

Different Types of “Dwellings”
1. Sheds
Sheds – and other Import pods marketed as “Housing Solutions”. These are not made to any US building codes and are illegal to live in. Resale Value = shed
2. RVs (Recreational Vehicles)
